Southwest Florida

Why Southwest Florida Ranks Among America’s Best Places to Retire in 2026

Southwest Florida has long attracted retirees searching for warm weather, waterfront living and an active lifestyle. A national study now provides another reason for future retirees to take a closer look at the region.

StorageCafe’s 2026 analysis ranked the Cape Coral–Fort Myers metropolitan area as the No. 1 place to retire in the United States. The Naples–Immokalee–Marco Island metropolitan area ranked No. 3, giving Southwest Florida two of the country’s three highest-ranked retirement destinations.

The results were recently highlighted by The News-Press, but the rankings are about more than sunshine and palm trees. They reflect a combination of lifestyle, healthcare access, financial considerations, climate and community resources available throughout Southwest Florida.

How the Retirement Rankings Were Determined

The StorageCafe retirement study examined more than 100 of the largest metropolitan areas in the country. Researchers considered factors that can influence a retiree’s quality of life, including:

  • Percentage of residents age 65 and older
  • Average life expectancy
  • Cost of living and housing affordability
  • Average retirement income
  • Healthcare availability
  • Safety
  • Climate and air quality
  • Recreational and cultural opportunities
  • Availability of senior-oriented housing

No national ranking can determine the perfect retirement destination for every person. However, these categories address many of the practical and lifestyle considerations retirees should evaluate before relocating.

Cape Coral–Fort Myers Named the No. 1 Retirement Metro

The Cape Coral–Fort Myers area claimed the top position in the country. Approximately 28.5% of the metro area’s population is age 65 or older, according to the study. That established retiree population has helped create a region with services, recreational opportunities and housing choices designed for older adults.

The study reported an average life expectancy of 80.6 years, an average retirement income of approximately $42,000 and a cost-of-living index of 105.2. It also highlighted the region’s climate, outdoor amenities and Florida’s favorable tax environment.

Cape Coral contributes something especially distinctive to the area: more than 400 miles of canals. Residents can find Gulf-access waterfront homes, freshwater canal properties and neighborhoods located within convenient driving distance of the Caloosahatchee River, Pine Island and Matlacha.

Fort Myers complements that boating lifestyle with healthcare facilities, shopping, dining, entertainment, cultural attractions and relatively convenient access to Southwest Florida International Airport.

Together, Cape Coral and Fort Myers offer retirees an unusual range of choices—from waterfront homes with private docks to gated communities, condominiums, golf-course neighborhoods and traditional single-family homes.

Naples Earns the No. 3 National Ranking

The Naples–Immokalee–Marco Island metro area placed third nationally. Approximately 32.2% of its population is age 65 or older, and the study reported an average life expectancy of 84 years—the highest among the metropolitan areas evaluated.

Average retirement income was approximately $59,000, also the highest among the leading destinations identified by the study. Naples additionally received recognition for its air quality and retirement-oriented lifestyle.

Naples has built an international reputation around its beaches, golf courses, upscale shopping, dining and beautifully maintained communities. Retirees can choose from luxury condominiums, golf and country-club neighborhoods, waterfront homes and communities designed specifically for active adults.

Marco Island adds a boating and island-living alternative, while other portions of Collier County provide options at varying prices and distances from the Gulf. The Naples area will not fit every retirement budget, but it remains especially appealing to those who prioritize luxury amenities, golf, cultural activities and proximity to Gulf beaches.

What Makes Southwest Florida Appealing to Retirees?

The region’s popularity cannot be explained by one feature alone. Its appeal comes from the ability to create several different versions of a Florida retirement.

Year-Round Outdoor Living

Southwest Florida provides abundant opportunities for boating, fishing, kayaking, golfing, walking and visiting beaches and nature preserves. Its mild winter weather is especially attractive to people relocating from colder parts of the country.

Different Communities and Lifestyles

Cape Coral, Fort Myers, Estero, Bonita Springs, Naples and Marco Island each offer a different living experience.

Cape Coral is especially appealing to buyers interested in canal-front homes, boating and detached single-family properties. Fort Myers offers established neighborhoods, condominiums and access to regional services. Estero and Bonita Springs provide newer communities between Fort Myers and Naples, while Naples is known for golf, beaches and luxury living.

Florida’s Tax Environment

Florida does not impose a state individual income tax. Consequently, Social Security benefits, pensions and qualified retirement-account withdrawals are not subject to a Florida individual income tax. Tax considerations vary by household, so prospective residents should consult a qualified tax professional before relocating.

Access to Healthcare and Transportation

Healthcare access becomes increasingly important when planning for retirement. Southwest Florida is served by major medical providers and a growing network of hospitals, specialists, outpatient facilities and urgent-care centers.

Southwest Florida International Airport also makes it easier for residents to visit family or maintain connections with their former home states. Airport convenience can become an important quality-of-life factor for retirees who expect frequent guests or regular travel.

Important Costs Retirees Should Investigate

A high national ranking does not eliminate the need for careful planning. Southwest Florida presents several property-related expenses that buyers should understand before purchasing a home:

  • Homeowners and wind insurance
  • Optional or lender-required flood insurance
  • Property taxes after ownership changes
  • HOA or condominium fees
  • Existing or potential special assessments
  • Roof and air-conditioning replacement
  • Pool, landscaping and pest-control expenses
  • Seawall, dock and boat-lift maintenance
  • Hurricane preparation and protection

Buyers should obtain insurance estimates for the specific property they are considering. Quotes can change considerably based on the home’s location, roof age, elevation, wind-mitigation features, construction type and claims history.

Condominium buyers should also review the association’s financial statements, reserves, insurance coverage, inspection reports, meeting minutes and pending assessments.

Choosing the Right Southwest Florida Community

A retiree who loves boating may place Cape Coral near the top of the list. Someone prioritizing golf, upscale dining and beach access may prefer Naples. A buyer who wants proximity to the airport, healthcare and a broad range of housing may focus on Fort Myers or Estero.

Before buying, consider how the location will support everyday life—not just vacations. Important questions include:

  • How far is the home from preferred doctors and hospitals?
  • Is the property in a flood or evacuation zone?
  • What will the new owner’s property taxes be?
  • What are the complete monthly housing expenses?
  • Are rentals, pets or renovations restricted?
  • How long is the drive to shopping, family and the airport?
  • For waterfront homes, what bridges or locks affect boating access?
  • Does the home support aging in place?

Visiting during both the winter and summer can provide a more complete understanding of the climate, traffic patterns and seasonal character of the area.

Southwest Florida Offers More Than a Retirement Destination

The latest rankings reinforce what many residents already know: Southwest Florida offers a compelling combination of climate, recreation, community and housing choices.

The Cape Coral–Fort Myers area’s No. 1 ranking and the Naples area’s No. 3 ranking are impressive. However, the best retirement decision is ultimately personal. The right community must match the buyer’s budget, preferred lifestyle, healthcare needs and long-term plans.

Working with an experienced local real estate professional can help buyers look beyond listing photographs and evaluate the details that materially affect ownership—from flood zones and insurance to boating access, HOA rules and property condition.
